REQUEST FOR PROPOSAL Hoboken Terminal Bar Restaurant / Food Court

NJ TRANSIT is interested in receiving Expressions of Interest from experienced, financially sound, reputable individuals or entities to propose operation of a food court, which includes a bar serving alcoholic beverages at the highly visible concession area within the historic Hoboken Terminal.

Hoboken Terminal is located in the heart of the City’s bustling downtown district. The Terminal is considered to be one of NJ TRANSIT’s busiest Stations providing NJ TRANSIT commuter rail, light rail & bus line services. Additionally, boardings and transfers via NY Waterway and the PATH are also available at this Terminal.

Additionally, beginning in 2024, Hoboken Connect, a multi-phased initiative consisting of both public and private components will be implemented over the next five (5) years. Public investments will include construction of a new Bus Terminal on Hudson Place, significant rehabilitation of the exterior and the first and second floors of the Ferry Terminal Building for publicly accessible commercial and exhibition space, the redevelopment of Warrington Plaza, and improvements to Hudson Place to support bicycle and pedestrian access to the transportation facilities. The private phase includes a 386-unit, mixed-use residential building with twenty percent dedicated as affordable housing; a 635,000 gross square foot, 20-story Class A office building with a rooftop terrace, 5,000 sq. feet of retail space and related public open space investments, including additional pedestrian, vehicular and bicycle improvements. Be advised, the available space is located in the redevelopment area and is expected to be both positively and negatively impacted over the course of the project.

The available space is located across from Tracks 1 & 2 and adjacent to the Hudson Place entrance, offering high visibility and patron traffic. Cooking is permitted within the 3,800 square foot space, Proposers suggested use may include a Bar-restaurant and/or a Food market concept, offering quality cooked food items, fresh produce, and beverages, to provide comfort, convenience, and value to the traveling public, all the while providing excellent customer service and maximizing NJ TRANSIT revenue.
